The results are in, when it comes to Australia’s top 10 suburbs making a splash, Melbourne is home to the majority of homes sold with a swimming pool.

These suburbs have been rated so highly due to location, usable space and affordability.
Making the cut
As shared by Ray White, the top 10 swimming pool suburbs based on sales in the past year, show Brighton came out on top with 31 properties with pools changing hands. This was followed by Birkdale in Brisbane, Hampton, Mount Eliza and Brighton East, all in Melbourne. Rounding out the top 10 was Baldivis in Perth and four more Melbourne suburbs – Camberwell, Beaumaris, Glen Iris and Malvern.
With half of the top 10 suburbs in direct line with the ocean, it’s thought that the proximity to water could be a key factor in those choosing to own a pool. The other factor being considered is around higher market suburbs given that all lie within a half an hour’s drive of their CBD’s, potentially indicating that pool ownership in Australia’s most active markets has a direct relationship with those living in wealthy areas.
Why Melbourne received a high ranking
Despite Sydney dominating with the overall number of pool property sales in the past year at 923, Melbourne isn’t far behind with 909 sales overall. So, what makes it such a popular spot, given how far south it’s located?
According to Ray White Group senior data analyst Atom Go Tian “Melbourne’s pool market shows greater concentration in specific high-value suburbs, creating distinct ‘pool precincts’, particularly the city’s affluent inner south and east”.
“Ultimately, the data suggests that while climate creates the conditions for pool ownership, wealth and location ultimately determine where pools become defining features of residential real estate.”
